1. The state
As of the 2026-09-16 close. Session 1 has closed.
Applied Digital closed the September 16 regular session at $24.39, up 4.1% from Tuesday's $23.42, on 18.9 million shares, about 1.3 times the 20-day average. It sits 52% below the 52-week high. Premarket at 07:58 ET the last print was $25.71, 5.4% above that close.
2. What's new
About 04:55 ET, 2026-09-17, via The Fly. Not the Wells note itself.
Wells Fargo initiated Overweight with a $50 target. We have not read the Wells note. No company 8-K this morning. The 1.4 GW was already in the July 27 8-K.
3. What that does to the state
Does not add megawatts. Puts a multiple on 2027-28 rent that is not being collected.

The band is the prior close's neighborhood — what followed similar states as of the cutoff.
4. Same state, or a new one
Left yesterday's range
Session 1 vs the market: +7.0. Prior-state 1-session range: -4.4 / -0.2 / +4.1.
Same-state is wrong if Thursday's close is a gap/shock identity, or a later filing shows 2026 HPC base rent that supports a $50 equity value.
Session 1: +7.0 vs band -4.4/-0.2/+4.1, left yesterday's range. Session 5: 2026-09-23. Scorecard
When we look again
Session 1: September 17 close. Session 5: September 23. Session 10: September 30. Company: fiscal first-quarter report, listed around October 8.
Wells Fargo initiated Applied Digital at Overweight with a $50 target this morning and called it one of the firm's top ideas. The stock was already first on Stocktwits. Premarket it last printed $25.71, 5% above Wednesday's $24.39 close. $50 is about twice that close.
The 1.4 gigawatts and $36 billion of contracted lease revenue were not news this morning. They were in the July 27 year-end release: five campuses, two hyperscalers plus CoreWeave, 15-year take-or-pay leases, most of them first live in 2027 and 2028. Live capacity at Polaris Forge 1 is 175 megawatts. In the May quarter HPC did $203 million of revenue; $152 million of that was tenant fit-out and $44 million was base rent. GAAP still lost $111 million, or $0.39 a share. The year lost $249 million. Cash was $4.2 billion against $5.0 billion of debt.
A $50 initiation on a $7 billion company is a bank putting a number on rent that is mostly not being collected yet. The tape had already cut the stock in half from the 52-week high. Thursday's regular session is the first score of whether a price target is a re-rating or a morning print.
Other reading, tape, and sources
The other reading
1.4 GW of take-or-pay leases with investment-grade names is a real book, and Wells is not the first firm to put a number well above $24 on it. If Thursday holds the premarket gain, the tape is catching up to leases the stock had already discounted. Fit-out revenue in the May quarter shows campuses are being built, not just announced.
What would change this
We are wrong if a later filing or the October print shows 2026 HPC base rent that supports a $50 equity value, or if the stock holds most of this morning's gap through five sessions with the lease book unchanged.
The initiation move is wrong if the five-session window gives the gap back with no new leases or live megawatts.
Inconclusive if the whole AI-infrastructure group gaps with APLD and the Wells note cannot be isolated.
The tape
Applied Digital closed the September 16 regular session at $24.39, up 4.1% from Tuesday's $23.42, on 18.9 million shares, about 1.3 times the 20-day average. It sits 52% below the 52-week high. Premarket at 07:58 ET the last print was $25.71, 5.4% above that close. It ranked first on Stocktwits in a 07:15 ET capture and was not on the Yahoo list.
What was filed
Wells Fargo initiated Overweight with a $50 target this morning; The Fly / TipRanks carried it around 04:55 ET. We have not read the Wells note. The 1.4 GW and $36 billion are from the July 27 year-end 8-K. No company 8-K this morning. The latest investor presentation file was not readable at check time.
The numbers around the move
At 287.9 million shares on May 31, Wednesday's close is about $7.0 billion. $50 is roughly twice that. We did not retrieve a dated consensus. Our labelled reading: a multiple on 2027-28 rent, not on $44 million of May-quarter HPC base rent.
What the stock did
Not yet observed as a completed session. The September 16 regular close was $24.39, before the initiation. Premarket at 07:58 ET the last print was $25.71. Session 1 is the September 17 regular session.
The comparison
The range on the page was measured on the September 16 close, before this morning's initiation. These are historical distributions, not a forecast, and they suggest no side.
