Wells Fargo initiated Applied Digital at Overweight with a $50 target this morning and called it one of the firm's top ideas. The stock was already first on Stocktwits. Premarket it last printed $25.71, 5% above Wednesday's $24.39 close. $50 is about twice that close.
The 1.4 gigawatts and $36 billion of contracted lease revenue were not news this morning. They were in the July 27 year-end release: five campuses, two hyperscalers plus CoreWeave, 15-year take-or-pay leases, most of them first live in 2027 and 2028. Live capacity at Polaris Forge 1 is 175 megawatts. In the May quarter HPC did $203 million of revenue; $152 million of that was tenant fit-out and $44 million was base rent. GAAP still lost $111 million, or $0.39 a share. The year lost $249 million. Cash was $4.2 billion against $5.0 billion of debt.
A $50 initiation on a $7 billion company is a bank putting a number on rent that is mostly not being collected yet. The tape had already cut the stock in half from the 52-week high. Thursday's regular session is the first score of whether a price target is a re-rating or a morning print.

The other reading
1.4 GW of take-or-pay leases with investment-grade names is a real book, and Wells is not the first firm to put a number well above $24 on it. If Thursday holds the premarket gain, the tape is catching up to leases the stock had already discounted. Fit-out revenue in the May quarter shows campuses are being built, not just announced.
What would change this
We are wrong if a later filing or the October print shows 2026 HPC base rent that supports a $50 equity value, or if the stock holds most of this morning's gap through five sessions with the lease book unchanged.
The initiation move is wrong if the five-session window gives the gap back with no new leases or live megawatts.
Inconclusive if the whole AI-infrastructure group gaps with APLD and the Wells note cannot be isolated.

At 287.9 million shares on May 31, Wednesday's close is about $7.0 billion. $50 is roughly twice that. We did not retrieve a dated consensus. Our labelled reading: a multiple on 2027-28 rent, not on $44 million of May-quarter HPC base rent.
