Lennar reported after the close, on the same afternoon the Fed raised rates a quarter point to 3.75–4%. GAAP earnings were $1.19 a share, against $2.29 a year earlier and a street number around $1.29. Revenue was $8.05 billion against $8.31 billion expected. New orders fell 9%. Full-year deliveries were cut to 80,000–81,000 homes from 82,000–83,000.
Stuart Miller said the environment has deteriorated since the last call. The 30-year mortgage was about 6.8% at quarter-end and higher since. Incentives on delivered homes were about 12%. Gross margin still ticked up sequentially, to 15.8%, because they kept volume: 20,840 deliveries, inside the 20,500–21,500 guide. They bought 3 million shares in the quarter at $85.49. The stock closed the regular session at $78.36.
This is a rate-and-affordability print, not a cost blow-up. Construction cost per foot is still falling. The next five sessions turn on whether the year-cut is the whole adjustment, or whether another rate move forces another one. After-hours the stock was about $76.15, 3% below the regular close. That is an indication. Thursday's regular session is the first score.
